The very nice and highly upgraded Velez at 3729 E. Robin Ln, lot 849
closed for $475K or $125 a sq ft 10.13.09. Priced at $925K when new to
the market on 1.28.09, it had pricing of $875K, $750K, $699K and finally
$475K on 6.24.09 and was under contract 8.7.09. This is a great example

A new listing in Avianoon Thursday. The Mirador at 23256 N. 38th Pl,
lot 358 is for sale for $600K. I was in this home about a year ago and
it needed some tlc but it is a Mirador with a basement - they do not
come any bigger in Aviano. 6850 sq ft with 6 bedrooms, 5 baths and a

While pushing Jason on the swings at the park late last week I was given
a challange; list my Velez and get $650K for it. Fred Sanford used to speak
of the "man" beating him down and sure enough "The Man", aka market conditions
and government regulation are working diligently to prevent a $650K sale.

To complete our tour of the homes currently for sale in Aviano we start with the Monteloma
at 3708 E. Maffeo Rd. A short sale, it has 3170 sq ft with 3 bedrooms, 2.5 baths and a 3 car

$395K or $140 a sq ft. 4 bedrooms, 3 full baths and a 2 car garage in
