This past week was light on the activity which may mean the start
of our Holiday season slowdown. The Venezia short sale at 21910 N.
36th St, lot 795 reduced price to $350K or $145 a sq ft as it is only
2417 sq ft. As they say in Indiana, "fer gosh sakes" would somebody

MLS does not allow searches that show closed listings. I was trying
to have a search on the "mls searches" tab that would include all the past
Aviano solds but no such luck. Under the Aviano tab there is "spreadsheets"
where I have a list of all the solds in Aviano by year. I will gladly email
anyone a sold mls listing going back to the first sale in 2004 - just let me
know what you need.

The average sale price per sq ft for homes in Aviano has been pretty
steady this year at $125 for 2 story and $150 for single story. This
after including the short sale Borrego at 22805 N. 38th Pl that just
sold for $375K or $110 a sq ft. In need of some tlc, this home was under
contract 4.1.09 and closed a quick 7 months later. We now have 78 sales
